List details

What each $9 list covers, and what to check before you rely on it.

Florida

A research starting point of Florida county tax deed sale listings, organized so you can begin your own due diligence: county records, title, liens, property condition, access and zoning.

Edition:
Edition dated Nov 2, 2026
Status:
Available now on Shopify
Verification:
Verified Nov 2, 2026 against official county auction sites. Listings change daily; reconfirm before bidding.

Ownership & redemption: Florida tax deed sales transfer a deed at auction. Surviving liens, title defects, occupancy and quiet title costs can still apply. Talk to a Florida title professional or attorney.

Texas

A research starting point of Texas county tax sales scheduled for December 1, 2026 with starting bids under $10,000, organized so you can begin your own due diligence.

Edition:
Edition dated Nov 2, 2026
Status:
Available now on Shopify
Verification:
Verified Nov 2, 2026 against the official listings. Not statewide.

Ownership & redemption: Texas tax sales transfer the property subject to the former owner's right of redemption (often 180 days or 2 years for homestead or agricultural land), and other liens may survive. Talk to a Texas attorney or title professional.

Georgia

A research starting point of Georgia county tax sale listings, organized to help you research redemption timelines, owner contact rules and title steps before bidding.

Edition:
Partial edition dated Nov 2, 2026 (Gwinnett County only)
Status:
Available now on Shopify
Verification:
Matches the official Gwinnett County list dated Oct 29, 2026. Gwinnett County only.

Ownership & redemption: Georgia tax sale buyers generally receive a deed subject to the owner's right of redemption, and further legal steps (such as barment notices) are typically needed before full ownership. Talk to a Georgia attorney.

An opening bid is not the final sale price. Auctions often close far higher, plus fees.

Before you rely on any list

  • Each edition shows a research date. Sales are often cancelled, redeemed, paid off or rescheduled — no listing is guaranteed to still be active.
  • Always confirm each property on the official county Clerk, Tax Collector, Tax Commissioner or Sheriff website.
  • Lists are educational research starting points, not recommendations or legal, tax or investment advice. Consult qualified local counsel and title professionals.

How it works

How tax deed research works

When property taxes go unpaid, counties may sell the property or a related interest at public sale. Most costly mistakes happen before the auction.

  1. 1

    Find the sale

Start at the official county Clerk, Tax Collector or Tax Commissioner website. Note dates, deposits and auction rules.

  2. 2

    Research the property

Parcel, zoning, access, taxes, recorded liens and code issues. Look at the property itself.

  3. 3

    Budget for risks

Repairs, holding costs, insurance, and possible title, redemption or possession steps.

  4. 4

    Decide whether to bid

Set a written maximum and an exit plan. Walking away is often the smart decision.

Florida

Typically tax certificates first; a certificate holder may later apply for a tax deed auction run by the county Clerk.

Georgia

Typically a tax execution and tax sale; the former owner may have redemption rights after the sale.

Texas

Tax foreclosure sale processes vary by county and sale type; redemption rights may apply.

Risks: Rules differ by state, county and sale type, and change with the law. Winning a bid does not guarantee clear title, immediate possession or any profit. Some liens may survive and former owners may have redemption rights. Do your own due diligence and confirm with county officials, a title professional and qualified local counsel.

Yes. The community starts with a Start Here path and learning tracks.

Is the community free?

No. Joining is $2/month on Skool. Premium is $19/month as a birthday promotion through November 7, 2026; pricing after that may change. The price at Skool checkout is the current price.
